Maintenance program by Arredondo:

The devising of a good maintenance program is the point of departure to install any refrigeration tower or evaporative condenser.

The main operations in the installation's first working stage are based on the implementation of a good maintenance program put into practice by Arredondo. It basically consists of the following features:

Periodic inspection, maintenance and neat cleaning of those elements of the installation which may be deteriorated or get dirty in an easy way. The main objective for that is to dispose of the bacterium's source of feeding and the measurement of the parameters to evaluate water's quality.

a) Inspection

According to Arredondo, inspection consists of the checking of the installation's maintenance situation by monitoring the installation's good operation and by detecting the appearance of sediments, corrosion elements, mud or any other substance which may alter the installation's right working.

If any installation's component gets damaged, Arredondo will proceed to its repair or replacement. All the necessary systems which the installations lack, will be installed in order to fulfill the legislation currently in force.

b) Cleaning and Disinfection

Arredondo will have into account that disinfection will not be fully effective if it is not followed by a thorough cleaning. Non-seasonal operation of installations will have twice a year a general cleaning and disinfection of the full system.
It will be made by the technical staff belonging to Arredondo. They will be legally trained and preferably, will develop their work at the beginning of spring and autumn and under the following circumstances:

• When the installation sets off for the first time.
• When the installation stops and that exceeds a month.
• After a repair or structural changes.
• When a general inspection advices it.
• When a sanitary authority establishes it.

While installations work well, Arredondo will put into practice a maintenance and disinfection program to prevent them from breakdowns by implementing the following services:

• Maintenance and cleaning of the installation’s structural elements to guarantee the lack of breakdowns, corrosions, mud and any other substances which may alter the system’s good operation.
  
  
• Water disinfection of the refrigerator’s circuit to guarantee microbiological harmlessness.
  
  
• Maintenance of the physical-chemical quality of the system’s water to allow the installation’s good operation and to favor the installation’s microbiological harmlessness. Arredondo will pay special attention to corrosion phenomena. In order to get the optimum quality of the system’s water, Arredondo will use physical and chemical procedures very well known by their effectiveness such as filtration, updating or drain.
  
  
• Throughout the year, Arredondo will carry out physical and chemical analysis, microbiological and legionnaire ones to know the effectiveness of this maintenance and disinfection program.

These systems should be deeply cleaned. Sediments and corrosive elements should be disposed of.

Maintenance program by Arredondo:

The maintenance program developed by Arredondo has got these relevant features:

1. Inspection of every element.

2. Cleaning and disinfection.

3. The treatment of drinkable water.
 
a) Revisión:

From time to time, the structural state of the tank and its elements are inspected:

• Doors closing, state of the protective screens of vents, etc
  
• Maintenance of the dosing bomb.
• Maintenance of the tank ‘s water’s re-circulating bomb.

b) Cleaning and disinfection:

The current legislation states that tanks should be cleaned and disinfected once a year and just before putting it into working the mentioned installation. Besides this, Arredondo will clean it if it gets dirty from external elements: leaves, pollen, etc. Thus, Arredondo will proceed as stated in what follows:

• The tank should be filled with 20-30 mg/l of chlorine and should be kept there for 2 or 3 hours.
  
  
• Neutralizing the quantity of chlorine to drain/empty the tank. 
  
  
• The tank will be cleaned by a tough brush using water and bleach (sodium hypochlorite in a solution of 20mg/l) or a disinfectant previously authorized. The tank’s walls and ground should be deeply cleaned.
  
  
• After that, this tank should be very well swill out with sanitary water pressure.
   
• The last step is to control the chlorine to put it into service. The interval should range from 0.1/2 mg/l. The staff in charge of the cleaning and disinfection’s processes should be wearing respiratory protection, protective glasses and appropriate clothes.
  
  
• If it is decided to paint the tank, the paint will be apt to food not to give any color or other features which affect food’s smell of flavor. The directions given by the tank’s maker will be followed with respect to the period of dryness before filling the tank.

c) Water treatment

     Thanks to an authorized disinfectant, water will be kept disinfected. Arredondo will use a automatic dosing water pomp.

     Analytical treatement:

• Legionella’s analysis, at least, once a year.
   
• Every month, temperature and pH will be measured.
  
  
• According to what is stated in the Spanish Royal Decree 140/2003, Arredondo will carry out the control analysis of tanks.
  
  
• Complete analysis with respect to what is established in the Spanish Royal Decree 140/2003.

Maintenance program by Arredondo:

The internal network of sanitary hot water is a system which entails a very high risk to be contaminated with legionella.

Heating coils, circuit exchangers and storage heaters might be covered with waste products which may settle together with other particles in suspension present in the water forming a sediment. This sediment can provoke a temperature’s fall. This is the first step to have microorganisms proliferating and growing there.

Thus, it is needed a qualified program to maintain hot water systems free of corrosion.

Actions Carried out by Arredondo in Systems and Tanks of Hot Water

Inspection of the installation´s state of preservation and cleaning includes all which is detailed in what follows:

• Cleaning of the accumulators tanks once a year.
  
  
• Cleaning and disinfection of every filter and system of water treatment by checking that all the system’s valves work and the drainage system is not obstructed.
  
  
• Visual inspection of the network, especially, accumulators and exchangers.
  
  
• Checking of the central system which regulates the sanitary hot water, working on the thermostats.
  
  
• Checking of the valves’ engines.
  
  
• Control of the hot water and cold water consumption incorporated to the system and temperature control in each of the phases of the heating process.
  
  
• Monthly, it will be carried out the purge of the valves in the drainage system.
  
  
• Weakly, it will be carried out the purge of the accumulators’ bottom.
  
  
• Once a week, taps and showers in non-habited rooms will be open and water will run freely for some minutes.
  
  
• The complete installation’s cleaning and disinfection will be executed, at least, once a year and in case of the following circumstances:
  
  
  • When the system starts to work for the first time.
  • When the system is stopped and then it starts to work new again after a month.
  • When there is a repair or an important structural change.
  • When a general inspection advises it.
  • When the sanitary authority determines it.

Maintenance of Taps and Showers by Arredondo.

At least once a year, it is advisable to clean and disinfect taps and showers. Those which are in bad state by corrosion or other faults should be changed. The new ones will be also cleaned and disinfected before putting them into operation.

The protocol/procedure to follow always that is possible is the following one:

• Elements will be taken apart.
• Elements will be cleaned with a tough brush and then, rinsed.
• Elements will be submerged in a solution with 20mg/l of chlorine for 30 minutes. After that, they will be immersed in abundant cold water. If those elements’ materials are not prone to chlorine, other disinfectant will be used.
• Those elements difficult to dismantle will be covered with a handkerchief containing the previous solution and will be kept there the same time. After that, abundant water to clean them should be used.
• As a rule, it is advisable not to leave full of water the flexible hoses when using the showers.
• Showers head will be chosen to produce trickle of water without little spraying.

Taps and showers will be opened once a week to let water run freely some minutes.

According to the Spanish Royal Decree 865/2003 which establishes the hygienic-sanitary criteria to prevent and control legionella in air-conditioning systems, refrigeration towers or A.C.S. systems among many other ones.

this Decree states in its Article no 13 the following:

The staff who carry out maintenance operations will have to enroll in a specific course homologated by the Ministry of Sanitation and Consumption to obtain a certificate.

Arredondo is able to give these lessons because it has got highly qualified and experienced teachers to do that.
